Concept
Sunshine Romania is a major master-planned development in Brasov County (middle of Romania) that assembles a leisure, residential & entertainment complex, that will be a major attraction point in Transylvania based on the following anchors:
- Sunshine Resort (Hotel, Restaurants & Spas)
- Sunshine Golf Club
- Sunshine Residences – 780 homes grouped as: Platinum (Mansions), Gold (Luxury Homes), Silver (High-End Homes), Retreat (Affordable Housing) and Village (Low-Cost Housing)
- Sunshine Aqua and Entertainment Park
- Sunshine Heliport
- Sunshine Sports (Curling, Squash & Tennis, Equestrian, Balooning, Footbal, Archery, Karting)
- Sunshine Eco & Nature (Deer Park, Natural Park, Butterfly Conservatory)

Main Technical Aspects
The total surface of the project is 1.237.400 sqm – for the whole area has been approved a Zonal Master Plan. Most of the plots are flat (less than 1% slope). The plots have different surfaces – the ones designated for hotels or trade centers as well as those designated for the golf course club are generous (3.000 – 5.000 sqm).
The plots destined to the residential buildings and for the villas have smaller dimensions with an average of 600 sqm. Each plot has a road frontage of minimum 12 m but there are also plots that have a road frontage of 50-100 m.
On site there is a creek that can provide the necessary water for supplying and renewing the lakes designed in the golf course project. As initially designed, the golf course has a number of 9 greens.
The Master Plan (PUZ) has been drawn up for the whole project stipulating the following urbanization indicators:
- Area of individual residences and premises: percentage of land occupation 30% coefficient of land use 1,2 and maximum approved height for: Semi basement+Ground floor+1st Floor+Attic floor
- Area for tourism: percentage of land occupation 40% coefficient of land use 1,5 and maximum approved height for: Semi basement+Ground floor+ 2 Floors+Attic floor
- Commercial and leisure area: percentage of land occupation 30% coefficient of land use 1,2 and maximum approved height for: Ground floor+ 1st Floor+2nd Floor+Attic floor.
The percentage of land occupation 40% means that for a plot of 1.000 sqm, the building can have a maximum of 400 sqm on the ground and a coefficient of land occupation 1,5 means that the building’s living total area must be inferior to 1.500 sqm.
At about 300 m from one side of the land there is a medium voltage network so that the power supply is easy and cheap. The main natural gas pipe is at about 2 km from the location. For the water supply there are two options: a) digging wells on-site or b) bringing on the brook’s valley which flows amidst the land a water pipe from a caption situated at 3 km upstream. The disposal of waste water (according to the PUZ approved by the City Council and Local Council of Parau) will be done in a sewage treatment station built on a plot. As decided by the Local Council in the autumn of 2008, the Parau / Grid sewage station and water supply will extend and reach the Sunshine Romania project area in the near future.
All the plots of this project are the property of SC EuroGolf SRL Brasov. From administrative point of view the project belongs to Parau commune Grid village. The land is “intravilan land for building purposes”.
